Terms of Service
Effective October 8, 2026
These Terms are an agreement between you and LuxDomi ("LuxDomi", "we", "us"). They cover luxdomi.com, the LuxDomi app, our text line and AI concierge, and anything else we provide that links to these Terms (together, the "Service").
By creating an account, accepting an invitation, texting our concierge line, or otherwise using the Service, you agree to these Terms. Our Privacy Policy explains how we handle personal information. If you use the Service for a company or other organization, you agree to these Terms on its behalf and confirm you are allowed to. If you don't agree, please don't use the Service.
Section 16 includes an agreement to arbitrate disputes individually and a class action waiver. Please read it.
1. Who uses LuxDomi
- Care companies: property care, estate management and property management firms, and their teams, who look after homes for owners.
- Owners: the people and entities who own a home, and members of their household. An owner may run a home themselves or have a care company run it.
- Vendors: contractors and other service providers who do work at a home.
- Members: people who belong to a club or program that shares homes a care company runs.
- Guests: people staying at or visiting a home who have been given access by a care company, owner or member.
You must be at least 18 and able to enter a contract. The Service is offered in the United States.
2. What LuxDomi is, and what it isn't
LuxDomi is software. It gives the people around a home a shared place to keep the home's records, coordinate work, communicate, and bill.
We are not a property manager, contractor, inspector, appraiser, insurer, bank, payment processor or emergency service. We don't perform, supervise or guarantee any work at any home. We are not a party to agreements between users, including management agreements, service agreements, club and membership rules, work orders, quotes, invoices, approvals and payment authorizations. Those are between the people who make them.
Care companies may offer LuxDomi under their own name. Your care company is responsible for the services it provides and for its own agreement with you. These Terms cover only your use of our software.
We don't vet users. We don't verify anyone's identity, license, insurance, credentials or quality of work. Features that track a vendor's insurance or license rely on what users upload and enter.
3. Accounts
- Accounts are by invitation. Give accurate information and keep it current.
- Keep your sign-in details and any phone linked to your account secure. You are responsible for what happens under your account. Tell us at support@luxdomi.com if you think someone else has access.
- An organization's administrators control that organization's account. They can add and remove people, set roles, and see and manage the organization's information. If you join an organization, your access to it is under its control.
- When you link a phone, you confirm the number is yours.
4. Responsibilities by role
4.1 Care companies
You confirm that you have the owner's authority to manage each home you add, and the right to share its information with us, your team and the vendors you choose. You are responsible for:
- your team's use of the Service;
- the information you add about owners, guests, vendors and anyone else, including having the right to add it and giving any notice the law requires;
- the services you provide, your licensing, and your compliance with the laws that apply to your business;
- the automation you turn on, such as automatic dispatch, statements, reports and bank debits, and its results.
4.2 Owners
You confirm that you own the home or are authorized to act for its owner. An approval you give in the app, through a link or by text tells your care company to go ahead, and may commit you to pay under your agreement with them. Where a home has more than one owner, the home's settings decide whose approval is needed.
4.3 Vendors
You confirm that you hold the licenses, permits and insurance the law requires for the work you do, and that the credentials you upload are accurate and current. You are responsible for your work, your workers and your taxes. Access details you receive, such as gate or door codes, are only for the job. Keep them confidential and don't keep, use or share them afterward.
4.4 Guests
Your access is for your stay or visit only. Follow the instructions and house rules you are given.
5. Text messaging and the AI concierge
5.1 The program
When you link your phone or text our concierge line, you agree to receive text messages at that number about the homes and work you are involved with. These include replies to your questions, updates on service requests, approval requests, messages from the care team, job alerts and account notices. Message frequency varies with activity. Message and data rates may apply. Agreeing to receive texts is not a condition of buying anything.
5.2 Opting out and getting help
Reply STOP at any time to stop texts. Reply START to resume. For help, reply HELP or email support@luxdomi.com. If you opt out, you will no longer get requests and updates by text and will need to use the app or contact your care team directly. Mobile carriers are not liable for delayed or undelivered messages.
5.3 You are talking to AI
The concierge is an AI system. It tells you so when you first text it and whenever you ask. It answers from the home's records, can file requests, and can pass your message to the care team. Replies written by a person are signed with their name.
5.4 Not for emergencies
The text line is not an emergency service and is not monitored like one. If there is a fire, a gas leak, a break-in, a medical emergency or any danger to a person, call 911 first. We don't promise that any message will be delivered, read or acted on within any particular time.
5.5 What a text counts as
Texts from your linked phone are treated as coming from you. A reply of YES or NO to an approval request is recorded as your decision. We may first ask you to confirm with a code, and some requests, such as larger approvals, can only be answered from their link. If your phone is lost or you change numbers, unlink it in the app or tell us.
5.6 Texting is not a secure channel
Text messages pass through phone carriers and our messaging providers and stay on the phones that receive them. Don't text passwords or financial account numbers. If you ask for an access code by text, you accept that risk.
6. AI features
LuxDomi uses AI to do things like read photos to build a home's inventory, point out possible problems, review inspection photos, read invoices, suggest updates to a home's records, score a home's condition, draft summaries and answer questions by text.
- AI can be wrong or incomplete. Review what it produces before you rely on it or send it to someone else. Where the Service presents AI output as a suggestion, nothing changes until a person accepts it.
- AI output is information, not professional advice. Findings, condition and health scores, weather alerts and similar output are not an inspection, appraisal, engineering assessment, or legal, tax, insurance or safety advice, and don't replace a qualified professional looking at the home.
- Decisions are yours. You are responsible for the decisions you make and the work you order using the Service.
- Don't use the AI features to decide anyone's eligibility for housing, credit, employment or insurance.
Weather alerts come from public weather services. They can be late, incomplete or missing, and cover only the United States.
7. Fees and payments
7.1 LuxDomi's fees
Care companies, and anyone else on a paid plan, pay the fees shown at sign-up, in the app, or in an order form or other written agreement with us. Unless that agreement says otherwise:
- fees are in U.S. dollars, billed in advance, and non-refundable except where the law requires;
- fees don't include taxes, which you are responsible for;
- subscriptions renew until cancelled;
- we may change our prices, and will email your account's administrators before a change takes effect;
- trial and introductory terms end as described when they were offered;
- we may suspend an account that stays unpaid after we give notice.
7.2 Payments from owners to care companies
Owners and members can pay their care company by card or bank debit through the Service. Those payments are processed by Stripe on the care company's own Stripe account. LuxDomi is not a bank, money transmitter or payment processor. We never hold or control the money, and we are not responsible for Stripe's services.
Payment processing services for care companies on LuxDomi are provided by Stripe and are subject to the Stripe Connected Account Agreement, which includes the Stripe Terms of Service (together, the "Stripe Services Agreement"). By accepting payments through LuxDomi, a care company agrees to be bound by the Stripe Services Agreement, as Stripe may change it from time to time. As a condition of LuxDomi enabling payment processing through Stripe, the care company agrees to give LuxDomi accurate and complete information about itself and its business, and authorizes LuxDomi to share that information, and transaction information related to its use of Stripe's payment processing services, with Stripe.
The care company is the merchant for these payments. Refunds, disputes, chargebacks, reversals and Stripe's own fees are between the care company, the person paying and Stripe.
7.3 Platform fee
LuxDomi charges a fee on payments made through the Service. It is taken from each payment before the payment reaches the care company. The current rate is shown in the care company's billing settings. We may change it, and will email the care company's administrators before a change takes effect. If the care company has a written agreement with us that sets the fee, that agreement controls.
7.4 Bank debit authorizations
An authorization for recurring bank debits is an agreement between the owner and the care company. LuxDomi records it and starts debits according to the authorization and the care company's settings. An owner can revoke it as the authorization describes. Disagreements about an amount are between the owner and the care company.
7.5 Payments made elsewhere
Checks, wires and other payments recorded in the Service, and records that a vendor was paid, are entries made by users. We don't verify them or move that money. LuxDomi does not pay vendors.
7.6 Invoices, statements and tax forms
Invoices, statements, splits between co-owners, reports and tax forms are built from what users enter. The care company is responsible for what it bills and for reviewing, filing and delivering its tax forms. Nothing in the Service is tax, legal or accounting advice.
8. Your content
8.1 It stays yours
You keep ownership of what you put into the Service, including property information, photos, documents, messages and records ("Content"). You give us a non-exclusive, worldwide, royalty-free license to host, store, copy, process, adapt (for example, to resize a photo or summarize a conversation), display and transmit your Content as needed to run, secure and improve the Service, and to share it with the other users involved with the same home or job in the way the Service is designed to.
8.2 You are responsible for it
You confirm that you have the right to add your Content, that it is accurate to the best of your knowledge, and that it is lawful. This matters most for information about other people.
8.3 Shared records
A home's records are often shared by design among its care company, its owners and the vendors on a job. If someone's role ends, for example a care company stops managing a home or a vendor finishes a job, the others may keep the records they could already see, and we may keep them as part of the home's history. One user can't require us to delete another user's records.
8.4 Sensitive information
Store gate codes, door codes and similar details in the access feature, which hides them by default and logs who views them. Don't add information you aren't allowed to share. Don't use the Service to store payment card numbers, health records or government identification numbers, other than the taxpayer IDs our tax tools ask for.
8.5 Aggregated information and feedback
We may use information that doesn't identify you, a home or a company, such as statistics and usage patterns, to run and improve the Service. If you send us feedback or ideas, we may use them without owing you anything.
8.6 Removal
We may remove or restrict Content that violates these Terms or the law, or that puts other users or the Service at risk.
9. Electronic signatures and records
You agree to do business with us and with other users electronically. Typing your name, selecting a button such as "Accept" or "Approve", or replying by text counts as your signature and has the same effect as signing on paper. You agree to receive agreements, notices, statements and records electronically. When you sign or approve something, we record your name, the date and time, and your IP address. You can ask the other party for a paper copy.
10. Links, QR codes and calendar feeds
Some things in the Service open from a link or a printed QR code without signing in, such as equipment stickers, guide links sent by text, approval links, tax form links and calendar feeds. Anyone who has the link or sticker can see what it opens. Treat these as you would a key, and replace or turn off any that reach someone they shouldn't.
11. Integrations, the API and outside AI agents
You can connect outside apps and AI agents to your account, or create API keys. Anything you connect acts with your permissions. You are responsible for what it does, for keeping keys secret, and for how that third party handles the information it receives. You can revoke access in your settings at any time.
Third-party services you use with LuxDomi, such as Stripe, sign-in providers like Google, and calendar apps, are provided under their own terms. We may change or limit the API.
12. Acceptable use
Don't:
- break the law or help anyone else break it;
- pretend to be someone else, or misstate your authority, licensing or credentials;
- access information you aren't entitled to, or use access details for anything other than the job they were given for;
- probe, overload, disrupt or get around the security or limits of the Service;
- scrape the Service, or copy, reverse engineer or resell it, except where the law allows this despite these Terms;
- send spam or marketing through the text line or email features;
- upload malware or unlawful content, or harass anyone;
- use the Service to build a competing product;
- rely on the Service as the only safeguard where a failure could lead to injury or serious property damage.
13. Our rights in the Service
We and our licensors own the Service, including its software, design and trademarks. While you follow these Terms, you have a limited, revocable, non-transferable right to use it. Offering the Service under a care company's brand doesn't transfer any ownership.
14. A changing product
LuxDomi is a young product. We add, change and sometimes remove features, and we may offer early or beta features that are less tested. We work to keep the Service available but don't promise that it will be uninterrupted.
15. Disclaimers, limits on liability, and indemnity
15.1 Disclaimer
THE SERVICE, INCLUDING ALL AI OUTPUT, IS PROVIDED "AS IS" AND "AS AVAILABLE". TO THE FULLEST EXTENT THE LAW ALLOWS, LUXDOMI DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE AND NON-INFRINGEMENT. WE DON'T WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, SECURE OR ERROR-FREE, THAT MESSAGES OR ALERTS WILL BE DELIVERED, THAT AI OUTPUT OR ANY RECORD IS ACCURATE OR COMPLETE, OR THAT ANY USER IS LICENSED, INSURED, HONEST OR COMPETENT.
15.2 Limitation of liability
TO THE FULLEST EXTENT THE LAW ALLOWS, LUXDOMI AND ITS OFFICERS, DIRECTORS, EMPLOYEES AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA OR GOODWILL, OR FOR PROPERTY DAMAGE OR PERSONAL INJURY ARISING FROM WORK DONE OR NOT DONE AT A HOME, FROM THE ACTS OR OMISSIONS OF OTHER USERS, OR FROM RELIANCE ON AI OUTPUT, EVEN IF WE WERE TOLD THE DAMAGE WAS POSSIBLE.
OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID LUXDOMI FOR THE SERVICE IN THE 12 MONTHS BEFORE THE CLAIM AROSE, OR (B) $100.
SOME LAWS DON'T ALLOW SOME OF THESE LIMITS, SO PARTS OF THIS SECTION MAY NOT APPLY TO YOU. NOTHING IN THESE TERMS LIMITS LIABILITY THAT CANNOT BE LIMITED BY LAW.
15.3 Indemnity
You will defend and indemnify LuxDomi and its officers, directors, employees and agents against third-party claims, and the related losses and reasonable legal costs, that arise from: (a) your Content; (b) your breach of these Terms or of the law; (c) the services, work, agreements or payments between you and other users; or (d) for care companies, information you add about other people and the automation you turn on.
16. Disputes
16.1 Talk to us first
Before starting a formal claim, email legal@luxdomi.com with a description of the problem. We will each try in good faith to resolve it within 30 days.
16.2 Arbitration
If we can't resolve it, you and LuxDomi agree that any dispute arising from these Terms or the Service will be decided by binding individual arbitration, and not in court, except as set out in 16.4. The American Arbitration Association (AAA) will administer the arbitration under its rules: the Consumer Arbitration Rules if you use the Service for personal or household purposes, and otherwise the Commercial Arbitration Rules. The Federal Arbitration Act governs this section. The arbitration may be held remotely, in Salt Lake County, Utah, or, if you are a consumer, in the county where you live. Fees are divided as the AAA rules provide. The arbitrator decides whether a dispute can be arbitrated, except for questions about the class action waiver.
16.3 No class actions; no jury
YOU AND LUXDOMI EACH GIVE UP THE RIGHT TO A JURY TRIAL AND THE RIGHT TO BRING OR JOIN A CLASS, COLLECTIVE OR REPRESENTATIVE ACTION. Claims can only be brought individually. If this waiver can't be enforced for a particular claim, that claim goes to court and the rest stays in arbitration.
16.4 Exceptions
Either of us may bring an individual claim in small claims court, and either of us may go to court for an order to stop unauthorized access to the Service or misuse of intellectual property.
16.5 You can opt out
You can opt out of 16.2 and 16.3 by emailing legal@luxdomi.com within 30 days of first accepting these Terms, with your name and the email address on your account. Opting out doesn't affect the rest of these Terms.
16.6 Governing law and courts
Utah law governs these Terms, without regard to its conflict-of-laws rules. Any dispute that goes to court will be heard in the state or federal courts in Salt Lake County, Utah, and you and LuxDomi consent to those courts.
17. Ending things
You can stop using the Service at any time. To close an account, email support@luxdomi.com.
We may suspend or end access if you breach these Terms, don't pay, put other users or the Service at risk, or where the law requires. We will give notice when that is reasonable.
Export or copy anything you need before an account closes. After it closes, we have no obligation to keep its information or provide a copy. We delete or de-identify it as our Privacy Policy describes, apart from shared records (Section 8.3) and what we need to keep for legal, tax, security or dispute reasons.
Sections 7 (for amounts already owed), 8, 13, 15, 16, 17 and 18 continue after these Terms end.
18. General
- Other agreements. These Terms and the Privacy Policy are the whole agreement between you and LuxDomi about the Service. If you have a signed agreement or order form with us, it controls where it conflicts with these Terms.
- Changes. We may change these Terms at any time by posting a new version. It applies from the date at the top, to your use of the Service from then on. If a change is significant, we will also tell you in the app or by email. A change doesn't apply to a dispute that arose before it. Price and fee changes are covered in Section 7.
- Assignment. You may not transfer these Terms without our consent. We may transfer them to an affiliate or successor, or in connection with a merger, acquisition or sale of our business.
- If part of this fails. If a court or arbitrator finds part of these Terms unenforceable, the rest stays in effect. Our not enforcing a term is not a waiver of it.
- Events outside our control. We are not liable for delays or failures caused by events beyond our reasonable control, including outages at carriers, cloud providers and payment networks.
- Notices. We may send notices to the email address on your account or in the app. Send legal notices to us at legal@luxdomi.com.
- Relationship. These Terms don't create a partnership, agency or employment relationship between you and LuxDomi, and they don't give rights to anyone else.
